Terms & Conditions
These Terms govern use of directimo.com, the Directimo app, buyer advisory services, subscriptions and related property discovery workflows.
1. About Directimo
Directimo is operated by Marketing Robots SRL, registered in Bucharest, Romania, with registration number J40/10750/2020 and unique registration code 42984289.
Directimo is an online buyer-agent platform that helps people discover, compare and evaluate vacation and investment properties, including new developments and resale properties, primarily in Costa del Sol, Spain.
2. Acceptance of these Terms
By accessing directimo.com, creating an account, submitting an inquiry, using the app or purchasing a subscription, you agree to these Terms. If you do not agree, do not use the service.
If a separate written agreement is signed with Directimo or a partner for a specific service, that agreement prevails for the conflicting service-specific terms.
3. Platform services
- Property search, listing information, market insights, buyer preferences and saved property workflows.
- Recommendations, property shortlists, viewing support, neighborhood and market analysis, and purchase-process guidance.
- Introductions to specialized providers such as legal, fiscal, mortgage, property management or local real estate partners where relevant to a transaction.
- Premium account features such as access to property data, floor plans, brochures, availability, yield analysis, alerts and on-demand address or neighborhood checks, when available under a paid or trial plan.
4. User obligations
- Provide accurate, complete and current information when creating an account, submitting preferences, booking calls or requesting property support.
- Use Directimo for lawful personal or business property-search purposes only.
- Do not scrape, copy, republish, resell or commercially exploit Directimo listings, data, media, recommendations or documents without written permission.
- Do not bypass security, interfere with the service, submit malicious content, impersonate another person or misuse contact details of agents, developers, partners or users.
- Review property, legal, tax and financial information independently before making purchase decisions.
5. Intellectual property
The Directimo website, app, text, software, design, brand elements, data structure, proprietary property analysis, reports and other content are owned by or licensed to Directimo and are protected by intellectual property laws.
Users receive a limited, revocable, non-transferable right to use the service for its intended purpose. Any copying, storage, reproduction, modification, scraping, redistribution or publication of Directimo content is prohibited unless expressly allowed in writing.
6. Property information and no guarantee
Property listings, prices, availability, plans, fees, taxes, yields, locations and descriptions may be supplied by third parties such as developers, agents, portals or local partners. Directimo works to keep information useful and current but does not guarantee that third-party information is complete, accurate, available or error-free.
Content on Directimo is informational and does not constitute legal, tax, financial, investment or mortgage advice. Users should obtain independent professional advice before entering a property transaction.
7. Representation and buyer advisory terms
Where a user asks Directimo to support a purchase, the user authorizes Directimo and verified local partners to help identify and select property opportunities according to the user's criteria, arrange or support viewings, assist with market context and facilitate introductions.
Users must provide real and accurate requirements, budget, feedback and transaction context. Directimo may rely on this information when preparing recommendations or coordinating with partners.
8. Subscription and commission terms
- Premium advisory access may be charged at EUR 49 per month unless another amount is shown at checkout or agreed in writing.
- The first month and the month of acquisition may be free where that offer is available and confirmed during purchase.
- Monthly subscriptions may be canceled at any time through the available billing or support process, but cancellation does not automatically terminate any separate representation or transaction agreement unless agreed otherwise.
- For usual new developments, Directimo may charge 0% buyer commission unless otherwise agreed.
- For resale properties and special properties, a commission of 2.5% of the final net property acquisition price may be due within 5 working days after signing the private purchase contract, unless another written agreement applies.
- Monthly subscription payments may be deducted from commission payable for a resale purchase where that arrangement applies.
9. Payments
Payments may be processed through Stripe or another payment provider. Users must provide valid payment information and authorize applicable charges for subscriptions or paid services. Payment provider terms and privacy notices also apply.
Unless mandatory law requires otherwise or a separate written agreement says otherwise, fees already paid for services made available are not automatically refundable.
10. Data protection and cookies
Directimo processes personal data as described in the Privacy Policy. Optional cookies, analytics, advertising, remarketing, conversion measurement and ads personalisation are controlled through the cookie settings banner where consent is required.
Submitting a form or using the service does not grant unlimited consent for marketing or data transfers. Consent-based processing depends on the specific choices and permissions described in the Privacy Policy and consent banner.
11. Third-party services and links
Directimo may link to or integrate third-party services such as payment processors, scheduling tools, maps, forms, CRM systems, automation tools, analytics providers, local agents, developers and professional advisers. Directimo is not responsible for third-party websites, services, terms, privacy practices or independent professional advice.
12. Availability and changes
Directimo may update, suspend, modify or discontinue parts of the website, app, listings, features, plans or services at any time. We may also update these Terms. Continued use after updated Terms are published means you accept the updated Terms.
13. Limitation of liability
To the maximum extent permitted by law, Directimo is not liable for indirect, incidental, special, consequential or punitive damages, loss of profit, loss of data, business interruption, third-party content, unavailable properties, failed transactions, or decisions made based on informational content.
Nothing in these Terms excludes liability that cannot be excluded under applicable law.
14. Confidentiality
Where transaction, buyer preference, property, pricing, partner or negotiation information is shared in confidence, each party should use it only for the intended advisory or transaction purpose and protect it with reasonable care.
15. Force majeure
Neither party is responsible for failure or delay caused by events beyond reasonable control, including natural disasters, war, labor disputes, outages, legal restrictions, platform failures or other serious disruptions.
16. Governing law and disputes
These Terms and any contractual or non-contractual obligations related to them are governed by Romanian law, unless mandatory consumer protection rules require otherwise. The Romanian courts have jurisdiction for disputes related to these Terms, subject to mandatory law.
